Home insurance Turkey for foreigners: what property owners need to know

Many foreign property owners in Turkey have DASK (the compulsory earthquake policy) and assume they’re covered. They’re not — DASK only covers structural earthquake damage. Home insurance (konut sigortası) covers everything else.

What does home insurance cover in Turkey?

A standard Turkish home insurance policy covers:

Structure cover (bina sigortası)

  • Fire and explosion
  • Storm and lightning damage
  • Burst pipes and water damage
  • Subsidence and ground movement (non-earthquake)
  • Accidental damage (on some plans)

Contents cover (eşya sigortası)

  • Furniture, electronics, clothing, valuables
  • Theft and burglary
  • Accidental damage to contents

Third-party liability (sorumluluk)

  • Injury to visitors on your property
  • Damage to neighbouring properties (e.g., water leak)
  • Legal defence costs

Can foreigners get home insurance in Turkey?

Yes. Turkish home insurance is available to all property owners regardless of nationality. You don’t need a Turkish residence permit to insure your property — just your title deed (tapu) and passport.

What about my holiday home?

Turkish holiday homes can be insured with a seasonal or year-round policy. Tell us whether the property is occupied full-time, seasonally, or rented out — this affects the type of policy and premium.

Do I need home insurance as a renter?

If you rent, your landlord is responsible for buildings insurance. But contents insurance for your belongings is strongly recommended and is inexpensive. It covers your furniture, electronics and valuables against theft, fire and water damage.

How much does home insurance cost in Turkey?

Premiums depend on:

  • Property value (insured sum)
  • Location and building age
  • Coverage selected (structure only, contents only, or combined)
  • Security features (alarm system, door locks)

As a guide, a combined structure and contents policy for a typical 100m² apartment typically costs ₺2,000–₺8,000 per year.
